Buying Land/Property on Shambamap
- Find the land/property on Shambamap. If it is not listed, ask the realtor or seller to list it on Shambamap

If the land/property is listed and marked as Verified on Shambamap

Sign In into Shambamap, find and click the parcel of land, then select "Due Diligence Report" from the map's popup menu. Shambamap will navigate to the Shambamap's Order System, if there is Information on the property on Shambamap. Pay the due diligence application fee. Once the due diligence application fee, the details of the parcel will automatically be available through your Shambamap Dashboard.
- If the land is marked as Verified on Shambamap, all relevant information will be submitted to you through your Shambamap Dashboard
- If no information exists about the parcel of land on Shambamap, and you insist on getting information on the parcel of land, select Shambamap B2B providers, i.e., Shambamap Lawyer, Shambamap Surveyor, and Shambamap Valuer. In most cases, a Shambamap Lawyer will be the only one to use who will do the due diligence task as a form of conveyancing
- If the B2B providers agree to carry out the Due Diligence check, pay the needed fees for the B2B providers. Before paying this fee, contact the owner to see if the property is available for sale or lease, or any other purpose. It is not necessary to consult a Shambamap B2B provider if the land or property is not up for sale or lease and the landowner might not want lawyers, surveyors, or valuers to make cold contacts

- Once you are convinced that you have carried out all background checks needed for the property/land, you MUST contact the realtor or seller, write, and sign a physical Sale Agreement in triplicate (a copy for the Shambamap Lawyer to be scanned and uploaded to Shambamap, a copy for the buyer(s), and a copy for the landowner) with the owner(s). Make sure that all spouses sign the Sale Agreement. This should be done with the participation and help of a Shambamap Lawyer so that the Shambamap Lawyer publishes this information on Shambamap to prevent fraud, especially by duplicate payments by unsuspecting other buyers for the same sale or lease.
- Shambamap alerts other buyers using Shambamap that there is an existing Sale Agreement or Lease Agreement.
- In case of auctions or competitive purchase, Shambamap protects the possible buyers from being duped by fraudsters because the payments are made through Shambamap and only remitted to the realtor or seller after the Title Deed has been transferred successfully to the buyer or Lease Agreement signed
- After the Sale Agreement has been signed, the buyer will pay the deposit or agreed amount to Shambamap, after which time the seller or realtor will be informed that Shambamap has received the deposit or agreed amount.
- The realtor or seller will then hand over the original Title Deed to the buyer upon which the buyer will start the transfer process with the land authority with assistance from the Shambamap Lawyer
- In case there is a caveat or encumberance that prevents the transfer of the property, the buyer will return the original Title Deed to the seller or realtor in the presence of the Shambamap Lawyer after which the Shambamap Lawyer will indicate to Shambamap that the sale or lease was cancelled. This will trigger the functions in Shambamap to reimburse the buyer with the money paid as deposit or agreed amount, minus bank transfer fees
- If the transfer is successful, the Shambamap Lawyer will inform Shambamap of the completed transaction and Shambamap will transfer the deposit or agreed amount to the buyer, minus bank transfer fees

How a landowner(s) can mark his/her/their land as Verified on Shambamap
- Sign In into Shambamap. You must be a registered user to verify a parcel of land that you own.
- Find the land you want to verify.If the land exists, click it and select "Register As the owner"
- If you are not already identified by Shambamap as the owner, the page will navigate to the Application Fee Payment page
- Pay the fee indicated

Once the payment is made, Shambamap will navigate to the page where you will select
- A Shambamap Lawyer
- A Shambamap Surveyor
- A Shambamap Valuer

There are two tracks from here.
- You can either pay for the services of these three B2B providers in advance, or if this is a huge financial burden the option below is available
- You can sign an agreement with Shambamap digitally such that the fees of the Lawyer, Valuer, and Surveyor are deducted after the initial deposit is made. This means the second track is only available when the land is for sale. This also means that the seller MUST include the fees for the Shambamap B2B providers within the deposit price. This also means that all the three categories of Shambamap B2B providers must also approve taking the task before the task is registered as active. The terms of agreement for this track will put conditions such as the landowner selling the land is liable financially (with existing assets even those not tied to the property on sale) to pay fully for services and products rendered, including legal or other fees incurred related to redeeming the full payment of the services or products provided, e.g. including but not limited to placing of caveats on properties owned by the landowner selling the property as well as auctioning of other properties or assets owned by the landowner selling the property until the entire bill is fully paid.
- The Shambamap Surveyor who has been selected will then carry out the Fixed Boundary Survey and submit the data to the relevant authorities. Once the authorities have approved the survey done, the Shambamap Surveyor will submit this data to Shambamap, after which the Shambamap Valuer will be alerted to do the valuation of the land and property
- Once the Shambamap Valuer submits the valuation data to relevant authorities and it is approved, the Valuer will submit all valuation data to Shambamap and the system will move to the next stage
- The Shambamap Lawyer will be alerted to carry out conveyancing which involves finding and adding all owners (including spouses) as owners on Shambamap, as well as digging up the entire history of the parcel of land and uploading this history to Shambamap.
- If there is more than one owner, each owner (each spouse) must pay the Shambamap landownership registration and the lawyer will rely on Shambamap and land authority records to identify all owners
- The Shambamap Lawyer will then inform Shambamap that the process is finished, and Shambamap will check the information submitted and if the Workflow system indicates that there are no gaps, Shambamap will mark the parcel of land as Verified
